Stroudsburg, PA — After decades of planning and community discussion, the YMCA’s long-anticipated renovation and expansion project is entering its final phase before construction officially begins.
Discussions about modernizing the YMCA facility have been ongoing for more than 40 years. While the project timeline has shifted several times, YMCA leadership emphasized that the delays reflect the complexity of coordinating financing and approvals for a project of this scale rather than a lack of progress.
The approximately $21 million project requires the simultaneous closing of two significant financing packages: a USDA loan and a bridge loan through the Reinvestment Fund. Because the loans must close together, extensive coordination has been required among attorneys, lenders, USDA officials, architects, financial advisors, construction teams, and the title company.
Several critical items have needed to align before construction could move forward, including:
- Matching commitment terms between both lenders
- Approval of the loan structure by USDA
- Recording and approval of mortgage documents
- Completion and acceptance of updated property surveys
- Final approval of the construction contract and issuance of a Notice to Proceed
YMCA officials say the project is now nearing the finish line.
Last week, the USDA approved the project’s construction contract and first change order, and final closing documents are expected to be completed shortly. In addition, the Brodhead Watershed Authority has completed the required utility work at the project site, clearing the way for construction activities to begin.
Vericon Construction, the project’s construction manager, has already begun procuring materials and is expected to move equipment on-site in July.
“We understand the community’s frustration with the changing timeline, especially given how long these improvements have been anticipated,” YMCA leadership shared. “At the same time, we are incredibly grateful for the patience, support, and accountability our members and community stakeholders have shown throughout this process.”
The YMCA also announced that community members are encouraged to attend monthly Coffee Chats held in the lobby, where staff provide updates and answer questions about the project. In addition, several events are being planned to celebrate the beginning of construction, with the first, Color the Countdown, scheduled for June 27.
“This project is ultimately about strengthening our ability to serve the community for generations to come,” YMCA leadership said. “We are building this for the members, families, and individuals who rely on the Y every day, and we are excited to move forward together.”
