At that meeting and as a meeting agenda item, there will be a public hearing to consider and vote on whether or not to adopt proposed Township Ordinance No. 265 that would amend the Township Zoning Ordinance as follows: revisions to Chapter 27-Zoning, Section 27-309-Schedule of District Regulations to remove Data Centers, Disaster Recovery Facilities, and Data Center Accessory Uses as a Conditional Use in the ED (Economic Development) District and change the use in the M-1 (Industrial) District from a Principal Permitted Use to a Conditional Use; revisions to Chapter 27-511(22) clarifying that Data Centers, Disaster Recovery Facilities, and Data Center Accessory Uses are permitted in the M-1 (Industrial) District and are subject to supplementary regulations; revisions to Chapter 27-511(22)(L) providing for a decommissioning procedure; and revisions to Chapter 27-511(22)(G) providing for additional Sound/Noise Criteria. 

At that meeting and as a meeting agenda item, there will be a public hearing to consider and vote on whether or not to adopt proposed Township Ordinance No. 264 that would amend the Township Zoning Map to rezone four existing parcels (totaling 3.32 acres) with no designation to the ED (Economic Development) Zoning District along with the accompanying Zoning Map change. The parcels were previously designated to the ED Zoning District and were unintentionally not designated during an unrelated map change. The parcels are located on Milford Road (adjacent to Milford Commons) with Tax Parcel ID Nos. 16.10.1.17, 16.10.1.24, 16.10.1.25, and 16.10.1.27. 


Update from Smithfield Township Manager - 4/22/26:

You are receiving this email because you expressed interest in receiving data center-related communications from Smithfield Township. This update is about the use generally - not the specific conditional use application from Smithfield Gateway - because we’ve received a lot of communication regarding tonight’s Board of Supervisors meeting. I wanted to provide some clarification on what’s happening tonight.

The Township scheduled a public hearing on the adoption of an ordinance that would restrict data center uses to the M-1 (Industrial) Zone only as a Conditional Use. The ordinance also includes updated sound criteria and revises a section on decommissioning. The hearing will be held at the Smithfield Township Municipal Center, 1155 Red Fox Rd, East Stroudsburg, PA 18301 at 6 p.m. This hearing is not for the conditional use application by DEPG Mosier Associates LP and DEPG of Shawnee II LP, which will be scheduled for a future date at a larger venue. The proposed data center conditional use application at Smithfield Gateway is not on the agenda to be discussed or considered at tonight’s meeting.

We’ve received the review letter from the Monroe County Planning Commission (MCPC) for the draft ordinance, and have placed it on the website under Reviews & Analysis. Update from Tarah Probst office - 4/21/26:

"A constituent stopped by today to let us know that a group of residents are concerned about a data center being built in Smithfield (Smithfield Gateway Project) that they believe will bring with it a host of problems including water and noise pollution, water overconsumption and health hazards, among other issues. 

They are also frustrated because they believe that one of Smithfield’s decision makers is acting in an unethical way.

She asked that I share this information with anyone who might be interested in attending the Smithfield township meeting, where the data center’s future will be discussed."
