PUBLIC NOTICE OF HEARING AND OF INTENTION TO ENACT PROPOSED ORDINANCE Notice is hereby given that the Borough Council of the Borough of Delaware Water Gap, Monroe County, Pennsylvania, will hold a public hearing on Monday, May 4, 2026, at 6:00 P.M., at the Borough Building, 49 Main Street, Delaware Water Gap, Pennsylvania 18327, to receive public comment on the proposed ordinance described below. Council intends to consider the ordinance for adoption at its public meeting immediately following the hearing. The proposed ordinance amends the Delaware Water Gap Zoning Ordinance to add definitions for Data Center, Data Center Accessory Use, and Sensitive Receptor to Article III, §12; to amend Article IV, §17 to permit Data Centers as a conditional use in the Industrial District and to allow Data Center Accessory Uses only as subordinate accessory uses; and to add a new Article VIII to add new § 130 establishing supplemental standards for Data Centers and Data Center Accessory Uses. New Article VIII, §130 includes regulations governing dimensional requirements, a 200-foot setback from residential zoning districts and Sensitive Receptors, additional landscape buffer requirements, mechanical equipment screening, noise limits, vibration standards, water supply and wastewater evaluation, DRBC applicability, electrical capacity documentation, treatment of energy-generation facilities, emergency response planning, fire-protection compliance, building façade design, and parking requirements. A complete copy of the proposed ordinance is available for public inspection and copying during regular business hours at the Borough Building49 Main Street, Delaware Water Gap, Pennsylvania 18327 during the hours of 9:00 a.m. and 1:00 p.m., and will be provided to the Pocono Record for publication and to the Monroe County Law Library.
