NOTICE OF PUBLIC HEARING
Notice is hereby given that the Hamilton Township Zoning Hearing Board will hold a public hearing on Wednesday, May 27, 2026, at 5:00 p.m., at the Hamilton Township Municipal Building, 229 Fenner Avenue, Sciota, Pennsylvania 18354.
The hearing concerns an application filed by The Shoppes at Turtle Walk, LP (Applicant), concerning a property of approximately 6.193 acres owned by The Shoppes at Turtle Walk, LP and located at 3524 Route 611, Hamilton Township, Monroe County, Pennsylvania, identified as Monroe County Tax Parcel No. 07.7.1.31-4. The property is located in the C-2 Zoning District.
The Applicant requests a dimensional variance from Sections 508.2(c)(1) and 508.2(c)(3) of the Hamilton Township Zoning Ordinance. Section 508.2(c)(1) limits building-mounted commercial signs to 35 square feet with not more than one sign per street frontage. Section 508.2(c)(3) limits the aggregate area of all business signs on the property to 525 square feet. The Applicant seeks relief from both limits to permit multiple identification and directional signs exceeding those maximums. The Applicant is an auto dealership and asserts that the size, layout, and traffic patterns of the property require multiple clearly visible identification and directional signs for safe and functional operation, consistent with manufacturer-mandated signage standards.
The Zoning Hearing Board will hear testimony and receive evidence from the Applicant and from other persons as permitted by law.
The application and supporting materials are available for public inspection at the Hamilton Township Municipal Building during regular business hours between 7:30 a.m. and 4:00 p.m. The hearing is open to the public.
